    How Mold Testing Is Done

Testing begins with a discussion of your concerns, the affected areas, and any history of leaks or water damage. Our Florida-licensed mold assessors evaluate the agreed areas, take moisture meter readings, and collect samples for laboratory analysis.

    Air Sampling

Air samples collect airborne particles, including mold spores, from selected locations for laboratory analysis. The initial assessment package includes an outdoor comparison sample within the three included samples.

We confirm the sampling locations and total price before the visit.

    Swab Sampling

Swab samples collect material from a selected surface for laboratory analysis. They provide information about the sampled surface and are reviewed alongside the visual assessment and moisture findings.

Our initial assessment package includes both air and swab sampling. The findings are brought together in a full report and remediation protocol.

    Mold Clearance Testing in Miami

Post-remediation clearance testing takes place after mold remediation and provides sampling results and a written report for the agreed testing areas. Homeowners may request it for their own documentation or to meet an insurance company’s requirements.

Our minimum clearance-testing package is $149 and includes:

    • Three air samples.
    • Laboratory analysis.
    • A written clearance report.

Each additional air sample is $50, including laboratory analysis and inclusion in the clearance report.

If the agreed sampling plan includes an outdoor comparison sample, it counts toward the three included air samples. Tell us about any homeowner or insurer requirements before scheduling so we can confirm the testing scope.

Clearance testing is quoted separately from the initial assessment and remediation work. We provide clearance testing when another company performs the remediation. If we performed your assessment, we can return for clearance testing after the separate remediation provider completes its work.

Clearance is separately booked and paid, not included in any remediation quote. A passing outcome is not guaranteed.

    Understanding Your Mold Test Results

Your initial assessment report brings together laboratory findings, visual observations, and moisture readings. The remediation protocol documents the recommended scope of work for the remediation provider.

Samples provide information about the locations and conditions at the time of collection. We review those findings in the context of the assessed areas and explain the recommended next steps.

Initial assessment laboratory results and the completed report are usually available within 24–48 hours. We confirm the expected turnaround when you schedule. For clearance testing, we also confirm the expected report timing before the visit.

    Black Mold Testing in Miami

If you have noticed black or dark-colored growth on a wall, ceiling, or another surface, tell us where it appears and whether the area has experienced a leak or ongoing moisture.

Our assessment combines visual observations, moisture readings, and air and swab sampling to document the concern. Laboratory findings are included in your report and considered when preparing the remediation protocol.

    Mold Testing Questions

Are mold inspection and mold testing separate services?

Our initial assessment package includes both. The inspection covers the visual assessment and moisture readings; testing covers sample collection and laboratory analysis. These findings are combined in the report and remediation protocol.

Learn more about our mold assessment and inspection service.

How many rooms does the three-sample package cover?

The package is based on sample count rather than a fixed number of rooms. We discuss your concerns and confirm which areas will be assessed and how many samples are needed before the visit.

Can you provide clearance testing requested by my insurance company?

Yes. Share any testing and reporting requirements before scheduling so we can confirm the scope. The clearance package includes a written report you can provide to your insurer. Coverage and acceptance of documentation are determined by your insurance company.

What happens if post-remediation clearance identifies a concern?

We document the findings in the clearance report. You share that report with your separate remediation contractor so it can review the finding against its scope. Any follow-up assessment or clearance is arranged and quoted separately.

See what to do if clearance identifies a concern.

How long does a mold assessment take?

A typical three-sample residential assessment takes about 30–60 minutes on site. Laboratory results and the completed report are usually available within 24–48 hours.
