    Quick Answer

At Miami Mold Assessment, a typical three-sample residential assessment takes about 30–60 minutes on site.

Initial laboratory results and the completed assessment report are usually available within 24–48 hours after the visit. That turnaround is separate from the appointment itself.

Additional areas, more samples or access arrangements can affect the visit length. Commercial properties receive an estimate based on the agreed scope.

How Long Should You Allow for the Visit?

Allow approximately 30–60 minutes for our typical residential assessment with three samples. We confirm the areas to be evaluated, sampling scope and access arrangements before scheduling.

At Miami Mold Assessment, visual inspection and testing are included in the assessment service. The visit covers the agreed areas of concern.

The three included samples cover the agreed sampling plan, with an outdoor comparison sample counted within the total.

Commercial buildings, condominium common areas, multi-unit properties and larger scopes receive a property-specific appointment estimate.

    What Happens During the Appointment?

The assessor gathers the information needed to evaluate the agreed concern:

    • Discuss the property history: previous leaks, repairs, odors and the areas you want evaluated.
    • Review accessible conditions: visually assess the agreed areas and take moisture meter readings in areas of concern.
    • Collect samples: perform the agreed air and swab sampling for laboratory analysis.
    • Document the visit: record observations and explain the next steps for results and reporting.

The time spent on each activity varies with the property. We do not assign a fixed number of minutes to every room or sample.

How the Appointment and Report Timelines Differ

The assessment involves separate scheduling and reporting stages.

    StageWhat to expect
Booking the appointmentContact us for current availability. We confirm the scope, price and access arrangements before the visit.
Time on siteAbout 30–60 minutes for a typical three-sample residential assessment.
Laboratory results and assessment reportUsually available within 24–48 hours after the visit.

The 24–48-hour estimate refers to the initial laboratory results and completed assessment report together.

Tell us about an insurance request, building-management deadline or other time-sensitive requirement before booking. We can discuss the expected schedule for your appointment.

What You Receive After the Visit

The assessment includes laboratory analysis, a full report and a written remediation protocol.

The report brings the visual observations, moisture readings and sample findings together. The remediation protocol outlines recommended cleanup or removal work for the documented conditions and can be shared with the separate remediation company you choose.

On-site observations are part of the evaluation. The completed report also considers the laboratory results.

For a closer look at the documentation, see what a mold assessment report includes.

Miami Mold Assessment provides assessment, inspection, testing and clearance only. Another contractor performs any remediation; Miami Mold Authority is our parent company.

What Can Change the Length of the Visit?

The agreed work determines the time needed. Factors include:

    • More areas or samples: evaluating additional concerns can require more time.
    • Access: locked rooms, occupied units, elevator reservations or building work hours can affect the appointment.
    • Property conditions: the location and accessibility of the areas being evaluated matter.
    • Changes in scope: tell us about additional concerns so we can discuss any change to the proposed evaluation.

For condos and commercial properties, we can coordinate access with management, including certificates of insurance, elevator reservations and permitted work hours.

Share these requirements when scheduling so they can be included in the plan.

How to Prepare and Schedule Around Your Deadline

A few arrangements help the appointment run smoothly:

    1. Describe the concern before booking. Tell us which areas are affected and whether there has been a leak, previous assessment or cleanup.
    2. Confirm access. Arrange entry to the agreed areas and tell us about building restrictions.
    3. Keep relevant records available. Photographs, previous reports and repair details provide useful context.
    4. Follow the preparation instructions provided when scheduling. Let us know about recent cleaning, repairs or other changes in the areas of concern.
    5. Discuss deadlines early. Confirm the expected appointment and report dates before relying on them for another scheduled activity.

Payment is due upon arrival, with the scope and price agreed beforehand. Credit cards are accepted.

If you cannot be present, tell us before booking so we can confirm access arrangements and who will be available to answer questions about the property.

    Frequently Asked Questions

Can the assessment take place while I am at work?

Discuss this when scheduling. We need confirmed access to the agreed areas and a way to obtain relevant information about your concerns and the property's history. Payment arrangements must also be confirmed before the appointment.

How far in advance should I book?

Contact us for current availability and mention any deadline at the start. Appointment availability and the laboratory/report turnaround are separate parts of the schedule.

Will I receive the completed report before the assessor leaves?

The completed report follows laboratory analysis. Initial laboratory results and the assessment report are usually available within 24–48 hours after the visit.

The assessor can explain the next steps during the appointment.

Will another assessment visit be needed?

That depends on the agreed scope and findings. If additional investigation or sampling is recommended, we discuss the need, scope and pricing before another appointment.

Post-remediation clearance is a separate service and visit. We can provide separately quoted clearance testing after another company performs remediation.

Does the 30–60-minute visit include mold removal?

No. That range describes a typical three-sample residential assessment only. This site does not provide removal or remediation. Another contractor schedules any cleanup separately; clearance is a separately booked and paid assessment visit after that work.
