What Is a Mold Assessment? What It Includes and What You Receive
Understand how visual inspection, moisture readings, sampling and a written report fit together when evaluating a mold concern.
On This Page
Quick Answer
A mold assessment evaluates the agreed areas of a property for mold and moisture concerns and documents the findings.
At Miami Mold Assessment, the assessment includes visual inspection, moisture meter readings in areas of concern, both air and swab sampling, laboratory analysis, a full report and a remediation protocol.
Inspection and testing are parts of our assessment service. Remediation—the cleanup and removal work—is quoted and performed by another contractor.
What an Assessment Helps You Understand
An assessment helps you make decisions about a specific concern: what was observed, what the moisture readings and collected samples show, and what next steps are recommended.
You might be investigating staining after a leak, a persistent musty odor, suspected growth or concerns raised during a property inspection. Share the history of the problem, previous repairs and any existing reports before the visit.
We confirm which areas will be evaluated and the proposed sampling scope. An assessment of agreed areas does not mean every room, wall cavity or building component has been examined.

Why Visual Findings and Moisture Readings Matter
Laboratory results are one part of an assessment. The assessor also considers the visible conditions, moisture readings and information about the property.
Visual inspection can document accessible staining, affected materials and other concerns. Moisture meter readings help evaluate areas where dampness may be present.
Tell us where a leak occurred, how long materials stayed wet and what drying or repairs have already taken place. These details help place the findings in context.
A moisture reading alone does not identify mold. Likewise, an air sample describes conditions at the sampling time; it does not prove that every concealed space is free of mold. EPA guidance explains why sampling requires appropriate planning and interpretation alongside a building investigation. Read EPA’s guidance on finding mold and moisture.

What Our Mold Assessment Includes
| Assessment component | What it contributes |
|---|---|
| Visual assessment | Observations of the accessible areas agreed for the visit. |
| Moisture meter readings | Readings in areas of concern to help evaluate moisture conditions. |
| Air sampling | Samples for laboratory analysis of airborne mold particles at selected locations. |
| Swab sampling | Samples from selected surfaces for laboratory analysis. |
| Laboratory results | Results for the samples collected, interpreted with the assessment findings. |
| Full assessment report | Written documentation of the findings and recommended next steps. |
| Remediation protocol | Guidance for the proposed remediation work when addressing the documented conditions. |
The minimum residential package includes three samples. An outdoor comparison sample counts within that total. The sampling plan is confirmed for the property and areas being evaluated.

How Inspection and Testing Fit Into Assessment
Customers may ask for a mold inspection, mold testing or a mold assessment when describing the same concern. At Miami Mold Assessment, the paid service is the assessment, which brings those activities together.
- Inspection refers to evaluating visible and accessible conditions.
- Testing refers to collecting samples and obtaining laboratory results.
- Assessment combines the agreed inspection, moisture readings and testing with a report and remediation protocol.
- Remediation addresses affected materials through the separately agreed cleanup or removal work.

What Does a Mold Assessment Cost?
Our minimum residential assessment package starts at $389 with three samples included. Additional assessment samples are $75 each.
The package includes visual assessment, moisture readings, both air and swab sampling, laboratory analysis, a full report and a remediation protocol. Pricing is based on samples and the agreed scope, not a fixed number of rooms.
We confirm the scope and total price before visiting. Payment is due upon arrival, and credit cards are accepted.
Commercial properties, condominium common areas and multi-unit assessments receive a property-specific quote.

Who Performs a Mold Assessment?
Florida’s Department of Business and Professional Regulation licenses and regulates mold assessors and mold remediators as separate license types. You can use the department’s resources to review licensing information. Visit Florida DBPR’s mold-related services page.
Miami Mold Assessment provides assessment, inspection, sampling, clearance and documentation only. Another contractor performs remediation. Miami Mold Authority is our parent company.
If we assess your property and remediation is recommended, you choose a separate remediation provider. We can recommend another company, and the hiring decision remains yours.
For more detail on qualifications and provider selection, read who performs a mold assessment.
What Happens After Your Assessment?
Initial laboratory results and the completed assessment report are usually available within 24–48 hours.
We explain the findings and recommended next steps. The report and remediation protocol can help you discuss the proposed work with a separate remediation provider.
A finding does not mean every material must be removed or that the entire property requires remediation. The documented conditions guide the recommendations.
Keep your report, laboratory results and protocol for your records. For a closer look at those documents, see what a mold assessment report includes.
If another company completes the remediation, Miami Mold Assessment can provide separately quoted clearance testing when requested or required for the project.
